About Northside Apartments

Leases and Rents

All of our buildings are operated in full conformity with the San Francisco Rent Stabilization and Arbitration Ordinance. Because the whole portfolio is subject to rent control regulations, our management approach prioritizes consistency, compliance, and long-term tenant relationships.


Residential leases generally transition to month-to-month tenancies upon expiration of their initial lease terms, with annual rent adjustments implemented in accordance with the allowable increases established by the San Francisco Rent Board. We maintain detailed operational and financial oversight to ensure all rent increases, notices, and tenancy practices comply with applicable regulations.


We prioritize efficient and environmentally conscious operations across our portfolio. To reduce paper waste and improve responsiveness, rent payments, maintenance requests, and tenant communications are managed through our centralized online tenant platform.


The system provides secure electronic payment processing, streamlined maintenance coordination, and direct communication with management, allowing for efficient day-to-day property operations, tied directly to our accounting systems, minimizing administrative overhead and environmental impact.



Operations and Maintenance

We take pride in maintaining good relationships with our residents and preserving the quality of our buildings over time. Our management structure includes:

  • A dedicated Operations Manager responsible for coordinating tenant requests, repairs, and day-to-day property operations 
  • A Controller who oversees rent administration, financial matters, and tenant account management 
  • Long-standing relationships with trusted vendors and contractors who support ongoing building maintenance and capital improvements 


We have worked with the same construction company for more than a decade, allowing for continuity in workmanship, expedited repairs, and efficient resolution of maintenance and warranty issues.


In addition, we have an ongoing preventative maintenance program which includes regular inspection and servicing of:

  • Fire escapes 
  • Fire extinguishers 
  • Roof systems 
  • Decks and exterior elements 
  • Common area systems and lighting 


We also employ regular janitorial and common-area cleaning services to ensure that each property is professionally maintained.

Renovations and Upgrades

Northside Apartments maintains an active capital improvement and renovation program across the portfolio. When units become vacant, it is generally our policy to upgrade and modernize apartments prior to re-leasing them.


Depending on the condition and scope of the project, renovations may range from targeted improvements to full interior rehabilitations. 


Typical renovation work may include:

  • New kitchen cabinetry and countertops 
  • Updated appliances 
  • New bathroom fixtures and finishes 
  • Flooring replacement or refinishing 
  • Lighting and electrical upgrades 
  • Interior paint and finish work 


Our objective is to preserve the architectural character of each property while improving functionality, durability, and overall resident experience.


By consistently reinvesting in our buildings, we are able to maintain long-term asset quality, improve operational efficiency, and enhance the competitiveness of our apartments within their respective submarkets.

Additional Units

A core component of our acquisition strategy has been identifying apartment buildings with the potential to accommodate Additional Dwelling Units (ADUs).


Where feasible, we pursue the addition of new residential units through compliant ADU development programs. These projects often involve the conversion or reconfiguration of underutilized building areas, enabling the creation of much needed housing while simultaneously improving the overall quality and utility of the property.


Although ADU development can require substantial planning, permitting, and construction coordination, these projects have consistently produced long-term benefits, including:

  • Expansion of San Francisco’s housing supply 
  • Modernization and improvement of existing buildings 
  • Increased operational efficiency 
  • Enhanced long-term property value
